Warren is proudly New Zealand-Chinese, and speaks fluent Mandarin. “I can speak the professional language of lenders, but I can also speak the language of Chinese customers. I want to make sure that people are completely at ease when dealing with me and if that means speaking in their first language, I am absolutely happy to do that.”

Warren’s language and cultural fluency has allowed him to become something of a specialist in lending to Chinese customers. “For some customers, business needs to be more personal. Old-school manners and respect go a long way to building trust.”

Highly experienced in non-bank lending, and skilled at structuring bespoke finance, Warren gets a genuine kick out of helping people, and finding a positive outcome for all parties. “Yes, this business is about numbers – but it’s also about people. Getting it right for people, making things happen, making a difference, is really important to me.”

Prior to joining Cressida in 2018, Warren held several managerial positions with ANZ, specialising in property finance and commercial banking. Most recently he was a property finance consultant, arranging tailored finance solutions for developers and property professionals. During his 20 years in the finance industry he has also worked in retail equities and derivatives.

A high level understanding of your background, the purpose of the funding and repayment strategy is a good starting point. Address and relevant details of the security property and, if there’s a project involved, then just let us know how things are going with resource and building consents.

Generally we don’t require a registered valuation. Our highly experienced team can quickly form an evidence based view on a property’s value range. This saves time and money.

Typically we will not require a quantity surveyor and, while pre-sales are a positive for any project, they are not a requirement either.

Yes, we understand that at the end of a project cash flow is king. We regularly do equity releases / partial discharges on request from our clients.

Yes, we’re more interested in the project or your plan than your current income position. If it makes sense to you then chances are it does to us as well.

We offer our clients the option to either service the loan interest or capitalise it to the loan account and pay this when the loan is repaid.
